Emaar Serenity Hills, Sector 86: The Quick Read
Emaar Serenity Hills is a large under-construction development in Sector 86, New Gurgaon, spread across roughly 25 acres with eight high-rise towers. The homes are 3 and 4 BHK apartments, sized from about 1,751 to 3,081 sq.ft, with 3 BHK pricing opening near ₹2.88 crore. Unlike a lot of fresh launches in this belt, it carries a live RERA registration — more on that below.

Location and Connectivity
Sector 86 sits in the New Gurgaon corridor off NH-8, with direct frontage on a 75-metre road and quick access to the Dwarka Expressway. The practical upshot: clean runs toward Delhi, IGI airport and Manesar, and you're close to the maturing Sector 82–86 retail and schooling cluster. It's a developing pocket, so expect some active construction around you for a while yet.
- NH-8 and the 75m sector road — direct access
- Dwarka Expressway — fast link to the airport corridor
- Sector 82–86 malls, schools and clinics — nearby and operational
Configurations and Pricing
The mix runs from compact 3 BHK homes near 1,751 sq.ft up to large 4 BHK layouts past 3,000 sq.ft. Quoted rates sit around ₹16,000–18,000 per sq.ft, which puts the 3 BHK near ₹2.88 crore and larger 4 BHK units well above ₹5 crore. A staged payment plan is on offer, tracking construction — get the exact schedule in writing before you commit.
RERA and Possession
This is the reassuring part. Emaar Serenity Hills is RERA registered under RC/REP/HARERA/GGM/993/725/2025/96 (a second phase registration also exists). Possession is targeted around 2032, in line with its under-construction status. Even with a registered project, verify the number yourself on the Haryana RERA portal and read the registered timelines before booking.
Who Should Look
Emaar's delivery record across Gurugram is a genuine draw, and the 25-acre scale with a large clubhouse suits a buyer who wants a branded, amenity-heavy New Gurgaon home and can wait out the build. If you're comparing the corridor, line it up against Eldeco Terra and Sol in Sector 80 and Pyramid Whitefield in Sector 85. For a shorter-horizon investor, the long possession runway is the main thing to weigh.
